Owner: Francesca Grace, home stager, interior designer, and star of HGTV’s Fix My Flip Location: Silver Lake Hills, California
A Vibrant Local Community
Grace’s home is located in the Silver Lake neighborhood of Los Angeles and is a 2-bedroom, 1-bathroom, 1100-square-foot Craftsman-style home. “The neighborhood is surrounded by hills where so many beautiful homes sit atop of, including my own,” Grace shares with us. “Local shops and restaurants are within a 5-minute walk, and there is a great sense of community in the area. Everyone knows one another, and there is always a welcoming smile just around the corner.”
Cottagecore Meets Euro Vintage, Set on the West Coast
“My design aesthetic can best be described as maximalism meets cottagecore, with a touch of European vintage,” Grace says.
A Home Oozing With Cottage Charm
“When I first looked at this home, I was very surprised to see what was behind the wooden fence,” Grace says as she reminisces about what first drew her to her home. “I instantly fell in love with the charming cottage-style home with its nearly floor-to-ceiling windows.” Grace’s love extended to the smaller details of the home and property, too. “I also loved the stained glass windows and bugambilia trees, which canopied over the house. I knew that this space was special and it was the perfect canvas for designing the home of my dreams.”
Making the Most of the Outdoor Space
Grace shares that the property boasts a huge outdoor space where she keeps a chicken coop for her five chickens. “Because the backyard is so unleveled, I created a unique outdoor deck space where my friends and I have movie nights, parties, and even do some morning workouts,” she says. “I love having my morning coffee by the firepit.”
Small Bathroom Changes with Maximum Impact
“I love the small changes made in the bathroom that really make a huge difference,” Grace says. “I added a sage green floral wallpaper and upgraded the pendant light to something with a little more character. A bathroom deserves just as much love as any other room and is quite easy to make special with small changes.”
A Stunning Kitchen with Original Features
“I love the layout, Spanish tile, and wood paneling on the ceiling of my kitchen,” Grace says of the home’s heart. “These are all original features of the home, and I’ll always be a huge advocate for keeping those unique elements and charming design details to an old home.”
A Bedroom Full of Natural Light
“I absolutely love how much natural light floods into the primary bedroom,” Grace says. “Throughout the day, the sun plays with the colors and patterns in my bedroom, which makes me feel connected to nature. I also love the balcony with the beautiful French doors—and so do my pets. My dog, Daisy, and cats, P & Mila, are frequently seen sunbathing on the deck.” This part of the home also comes with another perk, says Grace. “Off the bedroom deck is the best view in the house: you can watch the chickens range free, catch glimpses of hummingbirds, or just sunbathe with a cold beverage in hand.”
Beautiful Stained Glass
“Another huge selling point is the stunning stained glass windows in the primary bedroom,” Grace says. “These were such a great feature and I knew it was something I would never change.”
A Guest Room That Feels Like a “Private, Vintage Treehouse”
While the primary bedroom is full of natural light and stained glass, the second bedroom has other elements to offer. “The guest bedroom, on the other hand, feels totally different,” Graces explains. “You’re surrounded by large trees, making it feel like you’re tucked away in this private, vintage treehouse.”
A Constant Work in Progress
Grace admits that her home is always a work in progress. “Right now, I’m working on redesigning my bedroom,” she shares. “I am anxiously waiting for my new bed to arrive, which I custom-designed myself. I’ll also be changing the wallpaper and paint so that the design of my bedroom is more cohesive with how vintage the rest of the house is.”
Original Hardwood Floors Throughout
“The floors are all original,” Grace tells us. “Throughout the house there are hardwood floors except for in the kitchen where you’ll see large terracotta stone tiles and in the bathroom, which features small white ceramic tiles.”
Extra Special Vintage Touches
“My vintage Tiffany carousel pendant above the dining table is my most beloved item. I just adore it so much,” Grace says. “I also love my coffee table. It’s a vintage hand-carved woman and she’s holding the wood glass which is the top of the coffee table. She embodies not only the beauty of women, but the strength as well.”
